• Facilitate the transfer of control of the property from the developer to the condominium association board.

Financial

• Monthly collection (via check or ACH transfers) of all regular and special assessments
• Timely recording and payment of all association invoices (subject to available funds)
• Preparation and/or evaluation of overall annual budget on a quarterly basis to ensure that the association goals are being executed efficiently
• Monthly detailed financial reporting to the Board of Managers
• Collect assessments and other operating charges and assist in the collection of any delinquent charges
• Manage and pay all Invoices such as gas, electric, cable, phone, water, building insurance, security, claims, janitorial and any other vendors conducting services in your building

Repair & Maintenance

• Serve as an owner’s representative in managing operational aspects of the property including, but not limited to, construction projects, landscaping, painting, exterior repairs, window washing, and snow removal.
• Provide Capital Improvement Program supervision
• Assist in formulating and implementing emergency and life safety planning

Administrative

• Solicit proposals and perform initial interviews, as appropriate, with vendors providing insurance, waste removal, engineering assessments and other services
• Orderly filing of all paid invoices, check stubs and bank reconciliations
• Preparation of materials for an accountant to prepare annual tax returns
• Assist in the preparation and, if necessary and under direction from the board, the negotiation of punch list completion items and resolution of any disputes with respect thereto
• Act as the interface between the condominium association board and the owners of the property
• Provide 24/7 emergency service
